Our full management service is best suited to those Landlords who are not local to the property, or who do not wish to deal with the day to day management. This service includes:

• Visiting your property and advising you of the achievable market rent and providing advice on the best way to present your property to prospective tenants, including any work that may be required to get the best rent.

• Advising on the legal requirements for gas and electrical safety and furnishings.

• Organising for an EPC (Energy Performance Certificate) to be carried out at the property if there isn’t one previously in place (this is a legal requirement).

• Taking internal and external photos and advertising the property as widely as possible including the Salisbury Journal, Rightmove and on our own website.

• Putting up a ‘To Let’ board.

• Personally conducting all viewings and negotiating the terms of the tenancy.

• Checking each potential tenant using a professional referencing company. These checks include employers reference, previous landlords reference, CCJ’s, bankruptcy, credit history and affordability.

• Preparation of all legal documentation, including the appropriate tenancy agreement. This is normally an Assured Shorthold Agreement. However there are certain circumstances where the tenancy is outside the Housing Act, in these instances we will use our standard Contractual Tenancy Agreement. (An Assured Shorthold Tenancy, as created under the Housing Act 1996, assures the Tenant tenure for a minimum of six months. It also assures you, the Landlord, the right to repossess the house after a minimum of six months).

• Instructing a professional inventory company to thoroughly document the condition of the property, take photos and create a report. This is then agreed with both yourself and the tenant. (It is important that the inventory is carried out by an independent third party. Should there be a dispute regarding the deposit at the end of a tenancy, you as landlord are in a stronger position by having an independent report on the condition of the property).

• Collecting and holding a dilapidations deposit equal to one month and a half’s rent. This includes registering the deposit with The Dispute Service. All deposits are held in our client account, which is protected with Client Money Protection Insurance, under NFOPP regulations.

• Arranging for the tenant to move in, including handing them keys and collecting the first rent.

• Organising for utilities to be transferred into the tenants name(s).

• Providing you, the landlord, with six months of rent guarantee cover for free.

• Collecting your rent on a monthly basis and paying this back to you. We will also deduct any maintenance bills on your behalf and will attach the invoice to your monthly account statement.

• Arranging for any maintenance works that may be required. Including liaising with you so you are kept up to date with proceedings.

• Regularly checking the property to ensure that the tenants are looking after it and that there are no obvious signs of dilapidation.

• Liaising with Clifford Fry & Co (in respect of your property / properties) for the preparation of your Tax Return (if instructed).

• Serving statutory notice to terminate the tenancy.

• Instructing an inventory company to check the tenant out and issue a report on the condition of the property.

• Re-advertising the property and finding a new tenant in order to minimise any void periods.
