Initially we will arrange to meet with you to discuss your requirements and what you would like from your tenants e.g. no pets, we will advise you on the expected level of rent you can charge.
During this meeting we will let you know about the legal issues with regards to gas, furniture and electricals etc, and we will give you a leaflet detailing your obligations.
Given your agreement to us assisting you with your property we will take photographs and the details of your premises. We will then let you see the intended website page with the pictures and description of your property. If you agree we will then publish the page on our website.
As potential tenants show interest we will show them around your property.
Once a tenant wants to occupy your property we will seek references through a credit reference agency, we will then provide an initial 6 months free rental guarantee.
We will then instruct an independent inventory company to complete a detailed inventory. By using an impartial third party we can help ensure a smoother check-out when the tenant leaves.
When the references have been received and the inventory agreed, the tenant will sign an approved tenancy agreement and the move in date will be arranged.
We will assist with changing over the names on the utility bills e.g. gas etc.
Prior to the receipt of your house keys we will take a deposit and an advance on the rent and organise the money to be transferred to your bank account.
Finally we will arrange for the ongoing rent to be paid into your bank account using a bank transfer.
