  1. Initially we will arrange to meet with you to discuss your requirements and what you would like from your tenants e.g. no pets, we will advise you on the expected level of rent you can charge.

  2. During this meeting we will let you know about the legal issues with regards to gas, furniture and electricals etc, and we will give you a leaflet detailing your obligations.

  3. Given your agreement to us assisting you with your property we will take photographs and the details of your premises.  We will then let you see the intended website page with the pictures and description of your property. If you agree we will then publish the page on our website.

  4. As potential tenants show interest we will show them around your property.

  5. Once a tenant wants to occupy your property we will seek references through a credit reference agency, we will then provide 6 months free rental guarantee.

  6. We will then instruct an independent inventory company to to complete a detailed inventory. By using an impartial third party we can help ensure a smoother check-out when the tenant leaves.

  7. When the references have been received and the inventory agreed, the tenant will sign an approved tenancy agreement and the move in date will be arranged.

  8. We will assist with changing over the names on the utility bills  and take meter readings e.g. gas etc.

  9. Prior to the receipt of the house keys we will take a deposit and an advance on the rent and organise the money to be transferred to your bank account.  Finally we will arrange for the ongoing rent to be paid into your bank account using a bank transfer.

  10. During the tenancy we will be available to deal with any maintenance or repair issues that occur by communicating with respected tradesmen in the area who will carry out the necessary work.  We will ensure that, when possible, we receive appropriate quotations for the work in order to keep your costs to a minimum.  If you wish to know the companies we use, please feel free to contact us. 

  11. As a matter of course we will visit your property, initially after 2 weeks, then every three months and we will report to you on the condition of the property.

  12. On a monthly basis we will send you details of your monthly account so you are aware of your financial position.

  13. If you would like us to assist you with your personal tax returns then we will forward all the necessary information to Clifford Fry & Co who will collate your rental information together with details of any income you may have onto your tax returns.  We will ask you if you would like to use this service or use an alternative accountant when we first meet.

  14. At the end of the tenancy we will arrange moving out dates.  Once these have been confirmed we will arrange for a final inventory, property inspection and arrangement of any necessary dilapidations.

  15. Notify the utility companies that the tenant has moved out, confirm final meter readings and return the deposit (as appropriate).

  16. If you would like to re-let your property we will advise you on what repairs and redecoration work may be needed and organise for all the relevant work to be carried out should you wish to go ahead.
